When someone is considering selling a home, a lot of questions come to mind, the biggest being, “What is my house worth?” A major service I provide as a listing agent, is being able to price a seller’s home based upon knowledge of the current market conditions in the area, and being able to deduce that specific property’s strengths and weaknesses. Pricing a home accurately is important not only to get the seller top dollar, but to ensure it is competitive within the local real estate market.
I give all of my sellers the opportunity to consult with a professional stager in the local area. Staging a home is important because we want to create a space that encourages all prospective buyers to envision the home as their own, which in turn gives that property the highest selling potential possible. Staging is tailored to each property individually, as some properties are vacant and require furniture and decor, while others have furniture, and we may need to remove some items to create a more open space.
As the saying goes, “A picture says a thousand words.” When listing a property, I want all of the marketing material and listing space photos to make an impact. I hire a professional photographer for each listing, who not only takes photos, but also creates 3D walk throughs and utilizes drones to capture aerial photos that highlight the area the home is in.
As a listing agent, I provide my sellers with professional marketing of their property. I do a wide range of marketing to ensure that I am covering all bases. I enter the property into the local MLS (Multiple Listing Service), I hold open houses to achieve in person marketing, I utilize online marketing by creating a strong social media presence and posting about the property, I also create a custom website for each individual property, and then to round it all out I create flyers and post cards for mail marketing that are sent out to the neighborhood the property is listed in, as well as adjacent neighborhoods. All of these marketing strategies combined allow the property I am listing to get in front of as many buyers as possible!
One of the most important things I offer my sellers is the security and confidence of having a smooth real estate transaction. Throughout the entire home sale process, I am in constant contact with my sellers updating them on how open houses went, what showings are occurring, and if there are any potential buyers ready to submit an offer. I vet any potential buyers coming to view the home, and I require the attendees of open houses to sign in to make it easy to follow up with all potential buyers, to ensure my sellers feel comfortable knowing who has been in their property. I handle the back end paperwork and coordinating with the title company, lender and appraisers, as well as handling all the contracts and addendums involved.
